When Nigerians talk about high-end property they mean Lagos — Ikoyi, Banana Island, Lekki Phase 1. That conversation has been the same for twenty years, and the numbers have justified it for most of them. But the last two cycles have shifted things quietly.\n\nPort Harcourt luxury housing has, on a delivery-risk-adjusted basis, held its ground better than comparable Lagos stock since 2019. The reasons are unglamorous: fewer speculative developers competing for the same buyer, planning approvals that actually mean something, and a smaller pool of end-users who know each other and each other's neighbourhoods.\n\nWe track completions against original off-plan delivery dates across our own book and public filings. Between 2019 and 2024, Port Harcourt luxury duplexes delivered within 90 days of their promised handover 68% of the time. The Lagos comparable ran at 41%. That is the number that matters more than yield when the sums are this large.
