The difference between an ₦80 million duplex and an ₦180 million duplex is rarely the size. It is almost always the specification.\n\nWe use imported Grohe or Hansgrohe on every mixer. We use engineered European oak on every floor above ground level, laid on acoustic underlay. We use Duravit or Kohler on every WC. We use inverter split-unit air conditioning in every bedroom and central VRV downstairs. We use insulated aluminium composite roofing with a 20-year manufacturer warranty. None of this is exceptional in Europe. All of it is exceptional in Nigeria at the price point we sell at.\n\nWhat we give up, deliberately: swimming pools on any unit under 400 sqm; imported marble on any surface below waist height (porcelain wears better under Nigerian domestic use); glazed façades on west-facing elevations (the AC load is not worth the view). This is what "considered" means when we use the word.
